Property regularisation · Assess before promising

First understand what exists.
Then define the route.

We compare documents, planning history and current conditions to assess whether an alteration may be regularised and which procedure is appropriate.

Defined case by case
01 — Diagnosis before application

Not every alteration follows the same procedure.

A difference between the built condition and approved drawings may involve internal changes, extensions, outbuildings, façades, use or other situations with different requirements.

Before preparing an application, we assess the available planning history, current rules and observable conditions. Only then can a reasoned strategy be proposed.

02 — How we assess

Record, compare and select the appropriate procedure.

Regularisation depends on the property and the authorities’ review. Work is phased to avoid developing an application before its framework has been checked.

  1. 01

    Document collection

We gather land registry, tax record, approved drawings, permits, notifications and other available history.

    Documents · planning history
  2. 02

    Existing-condition survey

We record the current conditions and identify differences from the known approved information.

    Survey · photographs · comparison
  3. 03

    Regulatory assessment

We review planning parameters, constraints and technical requirements relevant to the case.

    Framework · risks
  4. 04

    Strategy

We define whether the route involves an amendment, regularisation, prior notification, application, preliminary request or another step.

    Procedure · stages · consultants
  5. 05

    Design and submission

When feasible and commissioned, we prepare the material and coordinate the required technical contributions.

    Drawings · statements · submission
  6. 06

    Follow-up

We respond to requests within the commissioned scope and explain the next steps to the client.

03 — A responsible process

Clarity about possibilities, risks and foreseeable costs.

01

No premature promises

Feasibility is assessed before assuming that an alteration or building work can be regularised.

02

History considered

Reviewing existing files and documents helps explain how the current situation developed.

03

Coordinated team

When engineering or external opinions are needed, the client knows who intervenes and at what stage.

04

Clear next steps

Even when a constraint is found, we explain the outcome and the alternatives that may be explored.

05 — Frequently asked questions

Before requesting regularisation.

Can regularisation be guaranteed?+

No. The situation and applicable framework must first be assessed. The final decision belongs to the authorities and may involve conditions, corrective work or refusal.

Which documents should I send?+

The land registry certificate, tax record, existing drawings or permits, photographs and property identification are a useful starting point. We will then identify what is missing.

Is a measured survey always required?+

Usually, when the current condition must be compared with approved information. Its extent depends on the case and on the information available.

Do you also handle changes of use?+

Yes, following a planning and technical feasibility assessment. Depending on the property and proposed use, engineering, accessibility, fire safety or external opinions may be required.

Assess the property

Do the drawings differ from reality, or is there an alteration to regularise?

Send the location, a description of the issue and the available documents. We will indicate what is needed to begin the assessment.
